Tenants FAQ’s
All Applicants must be:
• Over 18 years of age
• Able to sign the tenancy agreement
• Able to provide a UK based guarantor or, if this is not possible, be able to demonstrate they can afford to pay the rent.

Q. Do I have to fill in any forms?
A. Yes, we have an online application form which all tenants must complete.
Q. What do I have to pay to reserve a property?
A. We do not charge any agency or administration fees. You must however have to pay the dilapidations deposit (bond) to reserve a property. This is refundable at the end of your tenancy providing there are no issues with the condition of the property when you move out.
Q. Am I committed to pay rent for a fixed term?
A. Yes, depending on the length of tenancy agreement you sign, you are legally required to pay rent until the contract ends.
Q. What does ‘jointly and severally’ mean?
A. Where there is more than one tenant signing an agreement, all tenants are ‘jointly and severally’ liable. This means that each tenant can be held responsible for the tenancy agreement and paying of rent and not just a share of it. If one tenant fails to pay, the others are jointly liable for the total rent.
Q. Who will manage and maintain the property after I/we have moved in?
A. Either the landlord or SAS. If it is the landlord you will have to contact them directly if any repairs are required. If it is SAS, then once you have contacted us, we will advise the landlord and arrange for repairs.
Q. Who will pay for the utilities, services and TV licence?
A. Usually the tenant unless stated otherwise. There is no council tax to pay if only full time students occupy the property. Please check on specific rules governing who is classed as a full time student BEFORE choosing who to live with.
Q. Will my belongings be covered by the landlords insurance?
A. No, tenants must take out insurance for their own belongings.
